Distinctive four bedroom detached house of character, originally used as a fishing lodge, set in an established walled garden in a prominent location at the head of Laxo Voe, with fine views along the voe as far as the island of Whalsay in the distance. Lerwick approximately 20 miles. The property faces east and looks out over Laxo Voe.

The current owners have carried out considerable improvements to the property since their purchase in 2018. The kitchen and utility room have been renovated and new units fitted, and all main rooms, with the exception of the ground floor bedroom, have been re-lined and insulated.

Windows are a mix of mainly uPVC, triple or double glazed units, and central heating radiators throughout the house are supplied by a Kingspan Aeromax air-to-water heat pump unit which also feeds the recently installed ACV Smartline, mains pressure hot water tank housed in a cupboard off the kitchen.

The sale will include all carpets and other fixed floor coverings, the curtains and blinds with the exception of the curtains in the kitchen. The light fittings in the downstairs hall, at the top of the stairs, and in the main bedroom, are available by separate negotiation.

There are two entrances to the house, both with uPVC doors, one to the utility room, the second door opening to a hallway which leads through via a wide archway into the kitchen to the left. Doors to the right open to the main front hall and a handy under-stairs cupboard.

The large kitchen is a lovely, very bright room, that has been completely renovated, double windows to two sides flooding the room with natural light. There is space for a table and chairs by the south-facing window, and ample fitted units finished in a striking, very contemporary dark blue colour and set off by solid woodblock worktops and a red tiled splashback behind the integral hob which has a concealed cooker hood over and deep pan drawers below. There is also an integral double oven and concealed integrated dishwasher, an inset sink, whilst an additional, matching island unit provides further storage including a glazed display cabinet. Lighting is provided by two pendant fittings over the island unit supplemented by a couple of wall-mounted picture lights. A half-glazed door from the kitchen leads to a walk-in pantry cupboard.

The laminate flooring in the kitchen extends into the spacious adjoining utility room (and also the pantry cupboard). This room which is understood to have originally been the coach house, and which provides the second entrance to the house, has also been completely renovated with further fitted floor and wall units, again with solid woodblock worktop, provide additional cupboard space and also includes a second sink plus plumbing for a washing machine and space for a tumble dryer (appliances not included), these units being attractively finished with a white ‘brick’ style tiled splashback. A built-in cupboard houses the hot water tank, the recess to the side being fitted with a hanging rail for coats. Pine clad ceiling and clothes pulley. Both the kitchen and utility room have stylish tall central heating radiators.

The main front hall which is laid with wood laminate floor, has painted original panelled doors to two similarly sized rooms which look out towards the head of the voe, plus a further door to the bathroom, the glazing to the bathroom door and the side window allowing light to filter through.

The carpeted living room benefits from a dual aspect with windows to the north and east. The second room could be used as a ground floor double bedroom, or a second reception/office. This room requires re-decoration although would benefit from re-lining and insulation first as the sellers originally intended.

Finally, on the ground floor there is an attractively finished bathroom which is tiled throughout including to the floor. Here there is a white three piece suite, the bath having a ‘rainfall’ shower over, and a WC and wash hand basin set in fitted units which provide useful countertop and cupboard space, and also conceal the cistern. The carpeted stair which retains the original banister, leads up to a half-landing lit by a tall south-facing window, the stair then splitting to lead to the main bedroom to the left, and right to a landing with doors to two bedrooms and a shower room to the front of the house, again all the doors being painted originals.

Like the kitchen below, the generously proportioned main bedroom is also very bright room, again with double windows to two sides, the room being attractively decorated with feature wallpaper to one wall. Fitted carpet. Bedrooms 3 and 4, both carpeted double rooms, face east and look out to the voe, bedroom 4 to the right having a second window to the west.

Finally, the shower room which is decorated with wallpaper above a dado rain, comprises a wet-wall lined shower enclosure with ‘Bristan’ electric shower and glazed screen door, plus a white WC and wash hand basin. The floor is tiled and there is a heated towel rail/radiator and hatch to the loft space.

The property sits in a well-kept established site, the main garden area being enclosed by a masonry wall, the house being surrounded by mature lawns to all sides. There is a south-facing seating area outside the main front door, and a raised flower bed in the far corner.

Parking is off the Nesting road where there is a shed (approx. 20′ x 10′) and gates to the garden.
